It's well known that many people have made loads of money on pre-construction.  One can put a relatively small amount of Earnest Money to reserve a property and benefit from the full sales price appreciation during it's construction. 

One downside is that there is little to no protection of the initial investment if one cannot secure a loan at the time of closing

The Cascade Residences at Vail

The Cascade Residences at Vail feature only eleven 2 to 5 bedroom plus den residences. The Residences will be built between the Cascade Hotel and the Aria Spa and Club on a site currently occupied by Cascade Village Theater and the old Colorado Mountain College site. The plan is to demolish the existing building in April 2007 at the end of ski season and build an entirely new building. The Cascade Penthouses, eight residential properties located immediately to the west of this site will remain as is. The Residences will feature a covered driveway and four story atrium with a water feature.  Upon completion of The Cascade Residences of Vail in Summer 2008, all nineteen residential properties will be incorporated into one association.

The demo and reconstruction of The Cascade Residences at Vail has been postponed until April 2008.  The developers were unable to secure all of the approvals needed to proceed this spring and have the building put back together enough to accommodate the Cascade Hotel’s guests by the Holiday Season.  The good news with all of this is that your buyers have an extra year to let the presale values ripen!! 

 

 

The Pointe at Edwards

The infrastructure is complete and construction has begun at The Pointe at Edwards.  Located West of the South Forty subdivision and below Homestead, these 11 single Family homes will surely be in high demand.  High-end finishes, contemporary elevations and majestic views are a few things you can expect.  The few that are currently on the market are listed for $1,820,000, $1,860,000 and $1,995,000.

 

 

The Residences at Solaris

Solaris will consist of 69 luxurious and elegant residences priced between $2.3 million to $18.6 million and located in what is now The Crossroads of Vail.  Breathtaking views of Vail, unparalleled service, 5-star amenities and convenience are just a few things owners can expect.  The Plaza at Solaris will offer ice skating, state-of-art theatres, bowling lanes, world class shopping and dining.   All this within steps to North America's #1 Ski Resort...Vail.

 

 

 

Brush Creek Village

Brush Creek Village is a brand new community within the Town of Eagle.  Located just steps from the ice rink and adjacent to the Arnold Palmer designed golf course, movie theatre and shops, Brush Creek Village will be the perfect location for local families, retirees and second homeowners alike.

Brush Creek Village will be linked to the Town of Eagle recreational path system and will also incorporate its very own
private park and children's playground.

Brush Creek Village is surrounded on 3 sides by Open Space and features spectacular 360 degree view of Castle Peak, Hardscrabble, New York Mountain, Coffin Mountain and the Flat Tops.

Proposed floor plans range in size from approximately 1,334 SF to 2,227 SF.  All units have an attached one-car garage with the exception of the duplex units which have an over-sized two-car garage.  Prices range from $437,000 to $489,000 with the develpoer requiring 10% down upon execution of purchase contract.  High-end finishes are included in the base price.



 

 

Battle Mountain Ski Resort

Located in Minturn, this gated, private ski resort is expected to be home to 1700 residences.  A mixture of multi-family, duplex and single family homes is what the developers have proposed along with a centralized "village" perhaps similar to Arrowhead.   This project is still in its infancy but I'll update this site as I get news.

 

West End in Edwards

Another project in the early stages of development is this mixed-use proposal that will be located in Edwards (West of the Gashouse Restaurant).  The developers are proposing a combination of condominiums located above a slew of retail and dining establishments.    If you're looking for commercial opportunities this may be the next one in Edwards with commercial lease rates starting at $40/sf NNN.  The condos will be available for purchase but as of yet no prices have been released.  

 

 

Westin Riverfront Resort and Spa 

Nestled at the base of Beaver Creek Mountain, The Westin Riverfront Resort and Spa is easliy accesible from I-70.  Via the new gondola, skiers and boarders will have direct access to Beaver Creek, Bachelor Gulch and Arrowhead.  The Westin will offer luxurious amenities such as retail outlets, restaurants, consierge service, swimming pool and a fitness center.  Reservations are being taken with 20% down and the balance due at closing.  The 1st phase is due to be completed in the summer of 2008.  Prices range from $390,000 for a 498 square feet, furnished studio apartment to $2,450,000 for a 3 bedroom, 1913 square feet condominium.

Adams Rib Ranch

The Gates Residences (Avon)

A luxury development offering only 49 exquisitely designed condominiums.  The Gates offer unparalleled service that's both intuitive and exacting with your every wish being anticipated.  These gorgeous residences range from $975,000 for 2 bedrooms on the 1st floor to $2,400,000 for a 4 bedroom condo on the 4th (and last) floor.  Reservations are being accepted, completion is expected in late 2008 early 2009 and you may still customize the interior finishes.   

 

Madison Partners Planned Unit Development (Avon)

This project, also in its infancy stage, is causing a lot of commotion mainly with Avon residents.  The developers have proposed building 112 high-end condominiums and a restaurant on 6 acres of a 21.5 acre parcel.  Because of its steep topography, heavy excavating  and 60 foot retaining walls will most likely be required.  The parcel, known as The Folson Property, is located on the south side of Highway 6 next to the currently-under-construction Gates Residences.  The developers are seeking a Silver Certification with the Leaders in Energy and Environmental Design (LEED) and are estimating the condos will sell in the $1,000,000 to $2,000,000 range.

 

Timberline Lodge Condominiums

 In the midst of Vail's $1 billion revitalization effort, the Roost Lodge, located in West Vail, is the latest property slated for redevelopment. Construction is anticipated to commence in the Spring of 2008 with a completion date of Fall 2009.

What is proposed is a 101-room Marriott Residence Inn select-service hotel and 31 two-bedroom condominium units.   Units will feature covered parking, a fitness center, front desk service, and common area great room with fireplace as well as seasonal shuttle service to Vail Mountain. A mountain lodge theme will be woven throughout the interior and exterior design, complementing the mountain and hillside views from the property.

These two-bedroom, two-bath condominiums will be sized between 750 and 950 square feet.  Initial prices  will range from $795,000 to $975,000  with the developer requiring 10% down upon execution of the purchase agreement. 

 PRE-SALE CONTRACTS FOR THE FIRST PHASE WILL BE ACCEPTED UNTIL 3PM JANUARY 23, 2008. 

They will be located on two floors above a lobby and great room and  will feature:
